Southampton Village posted a year-end 2025 median sale price of $4,337,500—highest among named Hamptons submarkets in the William Raveis study. The broader Hamptons market set a record $2.34 million median for Q4 2025, per Douglas Elliman and Miller Samuel, against $6.797 billion in total 2025 dollar volume.
Southampton Village recorded a year-end 2025 median sale price of $4,337,500—the highest of any named submarket in the William Raveis regional study, which covered 100 sales—with five transactions above $20 million. The Hamptons overall posted a record median of $2.34 million for Q4 2025, per Douglas Elliman and Miller Samuel, with the average sales price reaching $3.76 million, up 25% year-over-year.
Total Hamptons dollar volume for 2025 reached $6.797 billion, up 16%, according to Saunders & Associates. Home sales specifically generated $5.922 billion of that figure at a $2.2 million median. The pace accelerated through the year: Q1 2025 closed sales jumped 85.5% year-over-year, from 230 to 420 transactions, with the median crossing $2 million for the first time at $2.04 million, per the Miller Samuel and Douglas Elliman Q1 2025 report.
In 2024, 83 transactions closed at or above $10 million in the Hamptons—up 34% from 62 trades in 2023. The $10 million–$20 million band was the primary driver: dollar volume in that segment rose 62% year-over-year, from $522 million to $845 million.
Named benchmarks define the ceiling. The combined sale of 366 and 376 Gin Lane in Southampton closed at $79 million in 2024; the single highest Hamptons transaction that year was the La Dune estate at $88.5 million, sold through an auction process. At these price levels, liquidity planning and capital timing are ordinary operating considerations—not indicators of distress.
Two transfer-cost structures distinguish Hamptons closings from most other U.S. luxury markets and are worth accounting for when positioning capital around a transaction.
The Peconic Bay Region Community Preservation Fund (CPF) imposes a 2.5% transfer tax on all real property in the Town of Southampton. That rate increased from 2% to 2.5% effective April 1, 2023, under voter-referendum authority first established in 1998; the figure includes a 0.5% Peconic Bay Community Housing Fund component. For improved residential parcels where consideration is $2 million or less, the first $400,000 is exempt from the calculation. Vacant unimproved parcels carry a $100,000 exemption instead.
Separately, the New York State mansion tax—collected under Article 31 of the NYS Tax Law—applies to all residential purchases at $1 million or more. The rate is progressive across seven brackets, from 1% at the $1 million floor to 3.9% on transactions at $25 million and above, a structure in place since 2019 reforms. At Southampton Village's current median price, most closings enter the 1.25%–1.5% bracket at minimum.
Both obligations arrive at close, alongside financing costs and reserves. Owners who need to move capital within a transaction window—without adding a lien to the property title or disturbing a positioned portfolio—sometimes find short-term collateral lending a more direct instrument.
LuxeCollateral connects borrowers with licensed lender partners for loans against luxury watches, jewelry, fine art, gold, and high-value vehicles. The Hamptons ownership profile frequently includes assets in those categories: collections assembled alongside the real estate, pieces acquired at auction across years of ownership. Southampton Village's seasonal rental market commands roughly $70,000 per month for a four-bedroom home with a pool, with oceanfront estates exceeding $125,000 for the Memorial Day–Labor Day season; the ownership tier those figures represent tends to hold other high-value assets as well.
Southampton is approximately 90 miles from Midtown Manhattan, with LIRR Montauk Branch service from Penn Station running about 2 hours and 15 minutes. For owners who prefer not to travel for appraisal, insured-courier service is available on loans of $500,000 or more.
